When it comes to energy efficiency, look for smart features and expertise to help you save energy and money and add value to your home.

1. Begin with a Right-Sized Home.

If the home you buy is simply too large for you or your family’s needs or plans, you stand a good chance of wasting energy through excessive heating and cooling costs. What is a home warranty and what does it cover?
A home warranty is essentially a service contract for home owners that, in its base version, commonly covers repair or replacement of appliances and heating and cooling systems. There may be more expensive versions of the warranty that offer more inclusive coverage. In addition, coverage of other items such as pools, hot tubs, septic systems, etc. may usually be added at an additional cost.

What do home warranties cost?
Basic plans cost in the mid $400s. Upgraded plans are closer to $600. Some companies charge more or less, depending on the size of the house or the part of the country your home is in. Haverford Reserve Condos and Carriage Homes

The carriage homes and the condominium development at Haverford Reserve are a significant development in Haverford Township. The condominiums, known as Athertyn, are being constructed by Pohlig Builders. The carriage homes are being built by Guidi Homes and the Goldenberg Group. Building began in 2008 and continues in 2015. Relevant facts below:

  • This is a luxury development. The price of the least expensive condominium sold to date was in the mid $400s and the least expensive carriage home price was in the mid $600s. Price per square foot for recently sold condominiums at Athertyn is approximately $325. This is lower than the price per square foot at some other new or almost new developments such as Pembroke North in Wayne and Ardleigh in Ardmore, similar to the square foot price for recently sold units at Cambridge Square, another almost new building in Ardmore but more than the square foot price for units in older luxury buildings such as 100 Grays Lane and La Chanterelle in Haverford.

Does Real Estate Video Help to Sell Houses?

This is still an open question to many agents and brokers, judging from the low percentage of listings that feature videos of the property. The reason for this may be the cost of having a video made--$200 or more, still not a lot in my opinion--or perhaps it's the fact that most agents do not have the equipment or expertise to make videos themselves. I did not find any definitive studies of the subject online but found a few pages and documents below that addressed the utility of video in real estate or, more broadly, in any business.

The link below is to an article posted in 2012 concerning the use of video in selling homes costing less than $500k. It quotes the general manager of a company in Australia that owns the well known site, domain.com.au, who states that listings with a video receive 400% more enquiries than those that don't.

Ice Dams: Causes and Cures

To say that that the Winter of 2014 has been rough in the northeastern US is to put it mildly. In Philadelphia, we've already had 58 inches of snow and could challenge the 2009-2010 record of 78 inches. Add frigid temperatures to the mix and you have the key ingredients for ice dams which can cause home damage, making them less salable as well as less inhabitable.

But what is an ice dam? It's the buildup of ice at the base of the roofline (see photos below), and frequently on top of gutters, that can impede the flow of melting water from the roof. This water can then seep under shingles and cause various kinds of damage to the interior and exterior of a home including: mold and mildew, wood rot, water stains and insulation damage. The weight of such dams can cause gutters to bend or even detach completely from the house.

It's an oft stated maxim that good quality photographs give a home for sale a competitive advantage in the Real Estate market. Below is research that backs up this statement.

There is a well-known study performed by Redfin Corp on Boston and Long Island sales in the 2009 - 2010 period. There was also a Wall Street Journal summary of the research. The study compares the difference between asking and final price of homes whose listing photos were created with a point-and-shoot camera versus those in which a Digital Single Lens Reflex (DSLR) was used. Properties that had the higher quality DSLR photos sold for more and were viewed more often than the point-and-shoot properties.

Google 'SEO books' or 'SMO books' and you will see there are a large number of titles available on either subject. Remove 'books' from the search and a much larger list of results is returned. Search for on-line courses on SEO and SMO and again, many results are returned. In short, there's no lack of educational material available on SEO and SMO. As a Real Estate professional, one already has many subjects that one must be knowledgeable of including local property values, construction practices, population demographics and Real Estate law to name a few. How much time should you devote to these additional subjects, given their complexity and the many other important chores that require your time?

One thing we provide to all our listing clients is an electronic floor plan of their house. The floor plan is then used to market the house along with photographs, a video walkthrough and textual description, usually incorporated into a virtual tour. a property portal serving the United Kingdom, revealed that 1/3rd of buyers were less likely to inquire about a property that did not include a floor plan. SEO Tools that are Useful for Real Estate

To say that are many SEO tools on the web is an understatement. There's at least a gazillion, maybe 2 gazillion. So, how do you choose? Below is a list of tools I have used with some remarks on each. Some tools are free and some have a monthly or yearly subscription fee. You may want to try a for-pay tool at some point, even if it's only for a month. My general advice is try some tools and see which ones you like before investing. Further advice is to concentrate on the content of your site above all and don't obsess over page ranking for keywords. That said, you shouldn't ignore SEO either.

Google Webmaster Tools
Not an SEO tool as such but does include SEO-specific information. It shows you html improvements that you could make to your html such as eliminating duplicate titles and meta-descriptions.
